I’m John Madden, owner of Capital Funding Mortgage, an independent mortgage broker based in Newtown, Bucks County, Pennsylvania.
I’ve been helping homebuyers and homeowners with mortgage financing since 1999.
When you work with Capital Funding, you work directly with me. I compare mortgage options from multiple wholesale lenders and help you understand the differences in rate, closing costs, lender credits, loan term and monthly payment.
I don’t believe the lowest advertised rate is automatically the best mortgage.
My job is to help you understand the numbers and choose the option that makes the most sense for you.
Why you should talk with me;
Experience matters in the recommendation. A lower rate is not automatically a better mortgage. I compare rate, costs, loan term and amortization before recommending that a homeowner refinance.
I’ve been originating mortgages since 1999.
During that time, I’ve worked through very different housing markets, interest-rate environments, underwriting standards and economic cycles.
That experience matters most when a loan is not completely straightforward.
I don’t work for one bank, and I’m not limited to one lender’s mortgage products.
I work with multiple wholesale lenders and compare the options available for your particular situation.
That can make a difference in pricing, underwriting, loan programs and flexibility.
Your loan is not handed from one salesperson to another.
I remain personally involved from our first conversation through application, underwriting and closing.
If you have a question, you can call me on my cell at 215 601 6724.
I was raised in Bucks County, Pennsylvania, and graduated from Temple University.
My first job after college was with John Hancock Insurance Company, which led to approximately seven years working as an insurance broker.
I later relocated to Texas and made a major career change by joining the Houston Police Department. I served there for ten years and ultimately became a Police Sergeant.
My mortgage career actually began when I refinanced my own home.
The local mortgage broker who handled my refinance told me he thought my background, personality, and prior business experience would make me a good fit for the mortgage industry.
I took his advice, went to work for him part time and learned the business, obtained my mortgage broker’s license and eventually started my own company.
About a year later, my family and I returned home to Bucks County.
One of the biggest mistakes borrowers make is comparing mortgages by interest rate alone.
A lower rate may require thousands of dollars in points.
A slightly higher rate may come with a lender credit that significantly reduces closing costs.
A shorter loan term may create a much better long-term financial result even though the monthly payment is higher.
That is why I look at the whole transaction:
Interest Rate • Closing Costs • Points • Lender Credits • Monthly Payment • Loan Term
I’ll explain the alternatives and let you see the actual tradeoffs.
If I don’t believe a mortgage option makes financial sense for you, I’ll tell you.
Whether you are buying your first home, moving to your next home, purchasing a higher-priced property or buying an investment property, I can help you understand the financing options available.
I work with conventional, FHA, VA, jumbo and other mortgage programs through multiple wholesale lenders.
A lower interest rate does not automatically mean refinancing is a good idea.
I look at your current mortgage, remaining term, new rate, closing costs, monthly savings and how long it will take to recover those costs.
I also pay close attention to amortization.
If you have already paid many years into a 30-year loan, simply starting another 30-year mortgage may not be the best move.
Sometimes refinancing makes excellent sense.
Sometimes a shorter term is better.
And sometimes the right answer is to leave the existing mortgage alone.. I'll tell you honestly if refinancing is not in your best interest at this time.
Bucks County is not simply a market I advertise in.
I was raised here, returned here with my family after living in Texas, and today I live and work in Newtown, Pennsylvania.
I regularly help buyers and homeowners throughout Newtown, Yardley, Richboro, Langhorne, Doylestown, New Hope, Washington Crossing, Southampton and surrounding Bucks County communities.
Capital Funding Mortgage also serves borrowers throughout Pennsylvania and New Jersey.
I’m proud that much of our business has come from past clients and real estate professionals who recommend Capital Funding to others.
I believe referrals are earned by doing a few things well:
Communicate clearly. Stay involved. Be available. And do what you say you are going to do.
You do not need to know exactly which mortgage you want before contacting me.
Tell me what you are trying to accomplish, and I’ll help you understand the options.
Whether you are buying, refinancing or comparing a mortgage quote you already received, you are welcome to contact me directly.
